Document preparation is the most common cause of delays in Dubai property sales. Many international sellers only discover missing documents after a buyer has been found — creating pressure and sometimes causing the deal to fall apart. Prepare everything in advance.
Core Ownership Documents
- Original Title Deed (Completed Properties): The DLD-issued title deed in your name. If lost, apply for a duplicate via the Dubai REST app. Cost: AED 200–500.
- Oqood Certificate (Off-Plan/Under Construction): The developer-issued interim ownership certificate before the property is registered with DLD. Your developer will have this on file.
- Sales Purchase Agreement (SPA): Your original purchase contract with the developer. Required for off-plan resales and sometimes for NOC applications.
Identity Documents
- Passport — All Pages: A clear copy of your current passport (all pages including blank ones). Validity should ideally extend at least 6 months beyond the expected transfer date.
- Emirates ID (if held): If you have or had UAE residency and hold an Emirates ID, provide a copy. Helpful but not mandatory for non-residents.
- Visa Cancellation (if applicable): If your UAE residence visa has been cancelled, documentation of cancellation may be requested in some cases.
Financial Clearances
- Service Charge Clearance Letter: Issued by your developer confirming all annual service charges (maintenance fees) are paid to date. Apply via your developer's owner services portal. May take 3–7 business days.
- Mortgage Liability Letter (if mortgaged): Your bank confirms the outstanding mortgage balance. Required for the buyer to arrange settlement at transfer. Request early — banks can take 5–10 business days.
- Mortgage Clearance / Release Letter (post-settlement): Once the mortgage is settled at transfer, the bank issues a clearance letter for DLD to remove the mortgage block on the title.
Developer Documents
- NOC (No Objection Certificate): Your developer confirms no outstanding payments or obligations and gives approval for the sale. Apply through your developer's owner portal. Timeline: 1–4 weeks. Cost: AED 500–5,000 depending on developer.
Legal Documents
- DLD Form A (Listing Agreement): The mandatory RERA listing agreement between seller and broker. Signed before any listing begins. Your agent prepares this.
- Power of Attorney: Required if you are selling remotely and cannot attend the DLD transfer in person. Must be specifically drafted for real estate sale and properly attested. See our POA guide for full details.
- MOU / Form F: The purchase agreement between buyer and seller. Prepared by the agent at offer stage.
For Off-Plan Resales — Additional Documents
- Original payment receipts or payment plan schedule from the developer
- Developer confirmation of paid amounts (required for NOC application)
- Assignment agreement template (provided by developer)
💡 Pro tip: Start the NOC application and service charge clearance as soon as the MOU is signed. These are the two documents most commonly responsible for delays at completion.
