Dubai has long been a favourite investment destination for UK buyers — attractive yields, no property tax, and an AED/GBP currency play that worked well for many years. If you are based in the UK and want to exit your Dubai property, the process is entirely manageable remotely.

UK-based sellers have two main POA routes:

UK residents are liable to UK Capital Gains Tax (CGT) on gains from overseas property sales:

The Sale Process Step by Step

  1. Contact a RERA-licensed Dubai broker and sign Form A remotely
  2. Execute your POA via video notary or UK solicitor route
  3. Agent arranges photography and lists on all major UAE and UK property portals
  4. Agent manages viewings in Dubai on your behalf
  5. Offers presented to you via WhatsApp/email — you approve before MOU is signed
  6. Developer NOC obtained (1–4 weeks)
  7. DLD transfer completed by your POA holder
  8. Proceeds paid to your UAE bank account, then transferred to UK

Currency: AED to GBP

The AED is pegged to the USD at 3.67. For converting large AED sums to GBP, using a specialist FX broker typically saves 1–2% versus high street banks. Consider using Wise, Moneycorp, or OFX for the international transfer. Time the conversion strategically if you have flexibility on when to transfer.

Timeline Expectations

From listing to funds in your UK account: typically 8–14 weeks in current market conditions. Key variables are pricing, the specific community, and how quickly the developer issues the NOC.
